Kitchens
|
Part of your reservation process is normally a
visit to our local builders merchant to choose worktops and doors. There are display boards nearby for choosing kitchen and bathroom
tiles and bathroom suite colours.
Our standard units are similar to those shown in the
bottom photos.
When buying a house there is often enough space to design an individual
kitchen with each customer. You can normally switch to other units if you
prefer. It all depends on the stage of construction. If we have no
purchaser to hand we will choose units ourselves to keep the building
work on schedule. |

Cooker/Hob |
For
houses we provide
a built in double oven and a ceramic hob as standard. These are
now AEG. They come with a cookerhood which is ducted to outside. The hob is
fast acting.

|
Fridge |
Our standard fridge is an Indesit model . You can have this as
a larder fridge (RG1140 capacity 4.9 cubic ft) or with an icebox (RG1141
split 4.3 cu ft fridge, 0.5 cu ft icebox). Quite often people pay extra to uprate
to a fridge-freezer. If you are bringing your own we credit you
with the cost of the standard fridge. |

Carpets |
We
have previously made an allowance for carpets in the price.
However currently we have decided to discontinue this. We do have
a carpet layer who we have used who can visit you and from whom you can
chose carpets if you wish.

Fencing |
Hartland is quite windy. Fences could blow away
unless sturdily built. We have devised a very strong type of fence
which is built of
4" square posts set in lots of concrete with substantial timber rails, 6"
nails and thick boarding fixed vertically. The boarding is a type called
feather edge which is very strong. This fence can be built 6' high in long runs and it
is used where a high screen is needed.
For all properties we now use this
type of fence to separate the rear garden from its neighbours.
Front gardens are unfenced.

Fitted Cupboards |
You will find we provide built in
cupboards throughout all our house types. You can fit much more in this way
that if we leave you to add a wardrobe later - there is lots of wasted space around
above and below a freestanding wardrobe. We generally use sliding doors
in pairs, one side of the cupboard in a bedroom would be fitted with shelves and a
rail set for hanging shirts, the other would have a shelf and higher rail for
dresses. We have switched to white doors and mirrored doors for
cupboards and the picture here is awaiting updating. |

Sockets etc |
How tiresome it is when builders save a
few pennies by not putting enough in. We put in lots - for example
15 sockets (7 doubles and one single) in a Mark 10a living
room.
We are now including a TV point in the
master bedroom as well as in the living room with a signal booster in the loft as standard.
We are also including several telephone
points, for example 4 are provided in the Mark 10a as standard.
Ask to see our electrical drawing for
specific properties - we are pretty sure you'll find it acceptably well
appointed.

Fire & surround |
We have in the past provided a 3 KW top up fire in the
living room in a timber surround as in the top picture. However, we don't
supply these any more.
We can buy for you a fire and suround from a firm called JRG.
The lower photo shows a JRG fire
& surround. If you may like this kind of fire please ask and
we will let you have a catalogue and price list.

Roof |
Verges are not bedded in cement like in the old
days but fixed positively so that the wind can't get under each tile. A much
better job.
From 2001 on we are providing a dry ridge
too to lessen the risk of wind damage to ridge tiles.

Bathroom cabinet &
heater |
You get a small cabinet above your
toilet in the bathroom which is useful for medical and other items. You also
get a heater which blows hot air downwards, as a top up in case the room is chilly. |

Shavalight and towel
rail |
We provide a light above the mirror which has a socket for
shavers. You also get a towel rail at the end of the bath. |

|
Rotary Clothes line |
We provide one in the garden. If
you are fussy about where it goes please let us know in good time. |
 |
|
TV Aerial |
Provided, just plug your TV into the socket in the lounge. We also
now put in ducts and wiring to make
digital satellite TV easy to install later on. We also
include a TV point in the master bedroom and to ensure a good picture a
signal booster in the loft. |

Smoke Alarm |
Provided, this is a requirement under the building regs these
days. |

Ceilings |
We
used to artex all ceilings but have switched to white painted flat
ceilings which cost us more but we think look better. |

|
Front Doors |
These
are now steel which has many benefits. The supplier is IG
Weatherbeater and the door has an attractive glazed feature panel set
into it. The main plus is that the door does not bend, this means
when shut the door presses evenly on the draught seals all the way
around making it much more draught proof. Its also warmer
because the core of the door is a high insulation material. Steel
doors are harder to break into - but this isn't significant in Hartland
which is a very low crime area. |

Patio doors |
These
are upvc and double glazed with a very wide airgap. |

|
Upvc windows
& fascias |
Upvc
frames, double glazed, low e thermal glass, and of course they save on
painting costs for years ahead. |

|
Satellite TV |
No
we don't put dishes up at standard, but we do install a duct to
the garden ready for your fitter. Inside we put an extra BT socket
in where the TV will be as this is required for all digital services. All this makes it reasonably easy to
add satellite TV and if you know you want it we can find you a local
installer. |

|
Brick Drives |
The
drives to your garage will not be tarmac but brick paved. This means
less maintenance in the long run and it makes the front of the house
very attractive. See photo under windows above. |
|
|
Finishes |
Standard
finishes are magnolia walls, flat white painted ceilings, white gloss
skirtings and architraves, white panel internal doors, staircase white
gloss, internal door ironmongery satin anodised
aluminium. These can be changes as desired but often at an extra
cost. |
