Typical Purchase Procedure   (assumes you have a house to sell)              BACK                    

  1. Telephone Enquiry.  Ask any questions you have by phone and tell us about your situation.

  2. Site visit.   Visit our site, meet Mrs Heard, and (hopefully) decide to buy.

  3. Register interest.    Ring us at Dartmouth to tell us what you are wanting to buy.  We will register your interest and keep in touch with you regularly in the following weeks.   

  4. Find a buyer.   Put your existing house on the market without delay. Wait until you have shaken hands with a buyer for your property (the critical time is when  you have agreed on a price and are just swapping solicitors names and addresses) then when you have shaken hands you can (by telephone) reserve a new property with us.   We do not accept reservations until you have an agreed sale and are ready to proceed.

  5. Make a reservation.   We take a £100 deposit from you when you make a reservation (this counts towards the purchase price but is not normally returnable) .  You must be in a position to proceed with all the legal work before we will accept a reservation. 

  6. Site meeting.   Meet on site within a week or two to discuss all the details of what extras or changes you may want.   It normally takes 3-4 hours to go through all the decisions you have to make about kitchens, showers, loft ladders, conservatories, patios etc.

  7. Exchange contracts.   About 3-4 weeks after reservation contracts are exchanged. Normally 10% of the purchase price is paid at this stage.  Often the 10% comes from your sale and you don't need to actually find any money from your investments and savings at all.

  8. Completion.   When the property is ready the balance of monies owing is paid to us by your solicitor. This is called 'completion'.  Again the money normally comes straight from your sale.  Sometimes a mortgage is involved for part. Any extras are normally paid direct but they can be paid through your solicitor if preferred.

  9. First Time Buyer?  Cash Buyer?  If you don't have a property to sell (or if you are a first time buyer) you can reserve a property more quickly because you are probably ready to proceed. Let us know your position and we can advise.
