Living room - large and with patio door to the garden.

Bedroom 1 - huge, space for an en suite bathroom or enjoy the space as it is. Can be split to give a bed 4, see options shown on page 2.

Downstairs Bedroom -  Retiring? a bedroom downstairs is a useful feature.  The dining room can easily become a bedroom should one partner have difficulty with stairs in the future.   A bathroom is next door.

Garage - entrance drive brick paved, no tarmac or chippings to maintain. *Garage sizes vary. 16 & 17 Pengilly Way garages will be 16'4" x 9'2".  The garage roof projects at the front to provide a shelter for the front door.

Specification -. Windows are now all u-pvc with a wide airgap to the double glazing (16mm cavity compared to 6mm earlier in the estate). . Patio doors now have 22mm double glazing to minimize condensation. All fascias and soffits are upvc so the only external painting the property will need will be the walls themselves and the front door.  Front doors now come from  IG Weatherbeater -these excellent doors are actually made of steel with a high insulation core but they look exactly like a moulded timber door. (they don't bend or warp so they stay draught proof better and surprisingly they are also warmer - we have found them much better than the timber doors we used to use).  Front doors have a double glazed glass panel with an attractive pattern.  .
