Common Extras

In general we will do whatever a particular purchaser wants and work out a fair cost.  Common requests are:

Showers  

The cheapest way to add a shower is to ask us to fit a mixer tap with a hose in the centre leading to a showerhead. We do this for around £120, which includes extra tiling in the corner of the bath where the shower will go and we also fit a shower rail for you to add a curtain.  The disadvantage of this type of shower is that setting the temperature can be tricky and there is no thermostat. If someone turns a tap on elsewhere the temperature will change.

Electric showers are very popular.  As an extra the cost of one is about £475, for which you get a powerful 9 KW Mira shower with a fancy showerhead which can be adjusted to give different types of spray.  Temperature control is easy and independent of what taps others turn on.  We include a bit of extra tiling in this price, enough to tile in the corner above a bath, and we also include for a rail (you supply the curtain). Sometimes we are asked for shower cubicles or glass screens and doors, we can provide these if you want them.

Kitchen & Bathroom  Tiling If you increase the area of tiling in your bathroom it will cost a little extra. To fully tile 2 walls expect to pay an extra £150 or so.  The standard area for tiling will be 750mm/800mm high all round the bath, splashback to basin, and up to the bottom of the wall units in the kitchen.  We will permit any tiles from a certain price band at Jewsons, there is quite a god choice within this band.  The standard area tiled is a little more than shown in the picture opposite. pics128tilingbath.jpg (9015 bytes)
Grab rails Useful in bathrooms to help older people get out of a bath.  Much easier for us to fit when the house is being built than to add later on. Costs around £50 fitted. pics138grabrail.jpg (7810 bytes)
Loft ladders A very common extra is a loft ladder and light which we provide for around £120. pics136loftladder.jpg (18889 bytes)
Loft boarding We can add extra boards, as many as you like.  The cost is about £15 per board fixed. You get 4 boards measuring 8' x 2' as standard.
Supplying sheds We can supply and fix a 6 x 4 shed for about £280. 
Electrical  We can put an extra telephone point in for about £30, an extra double socket in for about £30, and an extra TV point in for about £50.  We can put in wall lights, dimmer switches, whatever.   You tell us what you want and we go away and work out the cost. However we already provide one of the highest levels of any builder.

Patios People seem to want to do as little gardening as possible these days.  We are quite often asked to pave quite a large part of a garden.  Good well laid paving (the sort which doesn't move and settle after its been laid) has to be done carefully.  Lots of well compacted hardcore underneath is our system.  We will pave an area 1.8m x 4.0m as standard.  The one in the picture has been enlarged. pics38m5.jpg (17416 bytes)
Finishes Standard finishes are magnolia walls, artex light stipple ceilings, white gloss skirtings and architraves, brown timber sapele internal doors, staircases stained mahogany brown, internal door ironmongery satin anodised aluminium.  These can be changes if desired but often at an extra cost and only if we know in time.

Switching to white walls is normally about £50, to colours maybe £80.   We can paint ceilings if you wish (normally they are left artexed) or do flat ceilings if you don't like artex. Allow £100 for flat ceilings and £150 to paint them. We can add coving, switch from sapele doors, swap door handles etc if wanted.   Switching will be charged at whatever is the extra cost of the change.  Switching cannot be done unless we know early enough - for instance if you want stained skirtings we need to know very early on since the timber we use has to be specially selected and fixed differently to normal.

Doors  

From the DIY places one can buy prefinished white doors which in theory don't need painting.  Using these may not cost more but there are a few things to be aware of - edges come unpainted for instance.  They aren't available in all the sizes we need and we have to supplement them with others.  However, they seem to be liked in the end so we have now decided to provide these as standard.

 Our ironmongery has recently been switched for some more expensive stuff - have a look when you visit the site.

Carpets We can supply carpets if wanted from a friendly firm in Barnstaple.
Cooker/Hob If you want something different from our standard then we will quote for what you want.  Please tell us the model and reference number.
Fridge-freezer If you uprate to one it may cost you £200 - 350 depending on the brand and size chosen.  Don't forget you get a refund if you are bringing your own.
Conservatory floor When we provide a conservatory a floor covering is not included.

Washing machine & tumble-drier  The washing machine in the photo is a new Creda one supplied by us.   We can quote for supplying tumble driers microwaves and dishwashers too.  Generally we can beat the high street prices by a small margin. pics128washmach.jpg (10759 bytes)
Fireplace We give you a catalogue from a firm called JR Glenlomond with a pricelist and £250 towards the cost.  A rather fine example is shown in the photo. You then choose something which suits you. pics132jrgfire.jpg (16305 bytes)
Turfing This is not included as standard but we can do it if you want, depending on the time of year.
